What restoration actually involves
People imagine mopping. The real job is what you can't see. Water tracks along joists, wicks up drywall, runs under the subfloor and sits in wall cavities where nothing dries on its own. Restoration means finding all of it, removing what's saturated beyond saving, and then drying the building materials themselves back to normal moisture content — verified with meters, not by eye.
- 1You call — we answerA person, not a queue, any hour. We'll talk you through shutting off water and staying safe while the truck is loading.
- 2On site, usually within the hourWe assess with moisture meters and thermal imaging, because water travels much further than it looks.
- 3ExtractionTruck-mounted extraction pulls standing water out far faster than any rental unit.
- 4Remove what can't be driedSaturated pad, drywall below the water line, wet insulation. Cutting it back is cheaper than losing the wall.
- 5Dry the structure — 3 to 5 daysCommercial air movers and dehumidifiers sized to the space, with moisture readings logged daily.
- 6Verify and hand over the documentationDrying stops when the meter says so. The log goes to your insurer with the photos.

What can be saved
| Usually saved | Sometimes saved | Rarely saved |
|---|---|---|
| Framing, concrete, tile, hardwood caught early, solid wood furniture, metal, contents up off the floor | Carpet with clean water and fast extraction, engineered flooring, cabinet boxes, drywall above the water line | Carpet pad, drywall below the water line, particleboard and MDF, mattresses, anything porous touched by sewage |
Why speed changes the price
A wall dried at hour six is a drying invoice. The same wall at day four is demolition, disposal, remediation and rebuild — see what restoration actually costs. The single biggest variable in what a water loss costs you isn't the size of the leak — it's how long the materials stayed wet.
Most sudden, accidental water losses are covered, and prompt mitigation is usually a policy requirement rather than a risk to your claim. We document to adjuster standard and bill your carrier directly. How claims work →

Common questions
What is the difference between water mitigation and restoration?
Mitigation is the emergency phase — stopping further damage through extraction, removal of unsalvageable material and structural drying. Restoration is putting things back afterward. Mitigation is urgent and time-sensitive; restoration follows once the structure is verified dry.
Does homeowners insurance cover water damage?
Sudden and accidental water damage — a burst pipe, a failed water heater, an overflow — is typically covered. Gradual seepage, long-term leaks and lack of maintenance usually are not, and surface flooding from outside generally requires separate flood insurance.
How do you know when the house is actually dry?
We take moisture readings in the affected materials daily and compare against unaffected areas of the same material. Drying is finished when readings return to normal — that log is part of what we hand your insurer.
Do I have to leave my home?
Usually not. Most jobs are contained to the affected rooms, though equipment runs continuously and is noisy. Sewage losses and larger jobs sometimes require staying elsewhere, and we'll tell you honestly at assessment.
