How it starts
Mold needs moisture, something organic to eat, and time. Drywall paper, wood framing and carpet backing supply the food; a leak supplies the rest. On materials that stay wet, colonies generally establish within 24 to 48 hours. That's why we treat a water loss as a clock, not a mess.
Where we find it in Denver homes
- Crawlspaces — the most common by a wide margin. Dirt floors, poor vapor barriers, and nobody goes down there for years.
- Basements after a sump failure or snowmelt, particularly under carpet and behind finished walls.

Bleach doesn't reliably kill mold in porous materials — it wets the surface, kills what's visible, and can leave the roots feeding on the moisture you just added. Painting over it does even less. Common questions
Do I need a mold test?
Often not. If you can see it and know where the water came from, testing mainly confirms what's already visible — the money is better spent on removal. Testing genuinely helps when mold is suspected but not visible, when you need documentation for a sale or a dispute, or for post-remediation clearance.
How much does mold remediation cost in Denver?
It depends almost entirely on area and access. A contained bathroom wall is a modest job; a whole crawlspace with a failed vapor barrier is a much larger one. We assess free and quote before starting, and unlike water losses, mold is often limited or excluded by homeowners policies — we'll tell you honestly where you stand.
